The/Facilities Management Department/has3 openingsfor full-time State Classified/Building Proctor (Pipe/Mechanical Trades I)/positions.
The Building Proctor operates, monitors, services and/or repairs systems components for all UCD/Anschutz campus buildings. This position responds to emergency calls pertaining to HVAC, electrical, mechanical, and utility system failures and interruptions. The Building Proctor will perform minor building repairs for building occupants (HVAC), electrical, plumbing, etc.), and record issues through shift desk computer and maintains log book. This position performs preventative maintenance on public lighting, exit lights, battery operated lights, drinking fountains etc. May perform shift work, subject to 24 hours a day, 7 day a week operations.
Examples of Work Performed:
Corrective Maintenance (15%)
Respond to corrective maintenance calls and verbal assignments ensuring that tenant/staff requests are attended to in a timely, courteous, efficient manner. These work orders include requests for the repair of minor electrical items including lighting, minor plumbing items, floods, freezer monitoring, HVAC items including hot/cold calls and too much/little air supply.
Respond to, and communicates with, tenants to insure all complaints are resolved in a timely manner and in a craftsman like fashion. The position will operate a university vehicle to transport necessary tools/equipment to work sites across campus
Preventative Maintenance (75%)
Receives preventive maintenance work orders such as Air Conditioning (HVAC) filters, drive belts, lubrication and motors for the same, minor electrical, lighting and plumbing, pumps, and drinking fountains.
Performs preventive maintenance on assigned equipment, logs reports as required. The position must have ability to perform data entry and be able to operate a computer to log reports.
The position will record issues through the shift desk computer and maintain the log book. The position must have the ability for written communication since the position will maintain the log book
Building Automation System Monitoring (5%)
Respond to alarms. Determine problem and solution. Set priorities based on urgency
Make the necessary repairs, replaces/modifies components and/or parts (e.g., plumbing, steam, electrical, HVAC, and work-space aesthetic related items)
Operate and log all mechanical/electrical systems as required
Monitor, analyze, decipher and translate various alarms. This includes BAS, security, and equipment alarms
Emergencies, Special Events and Other Duties (5%)
Participates and assists in emergencies based on the magnitude and nature. Supports various special events both in preparation and during the event (i.e. Commencement).
Examples of emergencies and special events could include commencement, snow removal, power outages, flood, etc.
May be assigned other duties as required.
The position must have the ability to communicate with security, fire department, and the police department in case of an emergency and be able to communicate the problem.
Salary and Benefits:
The hiring salary range for this position is $3,701 - $3,901 / month (non-negotiable)*

Two years of progressively responsible pipe and/or mechanical trades experience related to HVAC, electrical, mechanical, or plumbing.
Substitution:Successful completion of a formalized plumbing, pipefitting, steamfitting, or heating, ventilation and air conditioning apprenticeship program, or higher level, non-correspondence course work in the same fields from an accredited vocational school or university may substitute for the experience on a year-for-year basis.

Must be a resident of Colorado at the time of application
Must possess a valid driver’s license from the State of Colorado at the time of application
Must be willing and able to pass a criminal background check, motor vehicle check and drug test

NOTE: This position has been designated as essential personnel, “Subject to call 24 hours per day, seven days per week” and may be required to carry a cell phone. Position may also be required to “Stay over late” or “Come in early” to “Cover” shifts, as needed and may be required to respond to any emergencies as needed. If hired, you will be required to provide effective off-hours phone contact info for emergency call-in purposes.

Professional experience monitoring, repairing, and/or operating HVAC systems
Experience using computers to monitor buildings tied into Building Automation Systems (BAS)
Experience fixing and maintaining equipment and machinery
Experience keeping activity logs
Experience in heating, ventilation and air conditioning
The ability to manage multiple tasks and work independently with minimal supervision
Strong interpersonal skills and the ability to establish rapport with persons of diverse backgrounds
